Description of California Home-Study Continuing Education Courses

 

1)       Practical Applications: California Fair Housing

This 3-hour course is designed to satisfy the continuing education fair housing requirement needed to renew a real estate license.   Topics covered in this course include The Civil Rights Act of 1866, The Federal Fair Housing Act, ADA, UNRUH, The Equal Credit Opportunity Act, The Housing Financial Discrimination Act, The Home Mortgage Disclosure Act, Voluntary Affirmative Marketing Agreements and the California Civil Code AIDS Disclosure. 

2)       Practical Applications: Ethics

This 3-hour course is designed to satisfy the continuing education ethics requirement needed to renew a real estate license.   Major topics include California case studies, court decisions and practical examples of violations of Business and Professional Code 10176 and 10177.   

3)       Practical Applications: Agency

This 3-hour course is designed to satisfy the continuing education agency requirement needed to renew a real estate license.   The course covers agency relationships and duties owed to clients in a real estate brokerage.  Disclosure forms are included and reviewed. 

4)       Practical Applications:  Trust Fund Handling

This 3-hour course is designed to satisfy the continuing education trust fund handling requirement needed to renew a real estate license.   Topics address owners and uses of trust accounts, advance fee trust funds, interest-bearing trust funds, recordkeeping requirements and documentation requirements.  Practical examples are also included.

5)       Practical Applications: Risk Management

This 3-hour course is designed to satisfy the continuing education risk management requirement needed to renew a real estate license.   The course will provide students with risk minimizing strategies.  Practical examples and timely case studies will also be included. 

6)       Practical Applications: Consumer Protection

This 30-hour course is designed to satisfy the continuing education consumer protection requirement needed to renew a real estate license.  Topics include:  Types of real estate financing covering FHA, VA, conventional, refinancing, 2nd mortgages, and reverse mortgages including comparisons, costs, pros and cons;  Agency relationships and responsibilities including pertinent consumer disclosures;  Appraisal and valuation techniques;  Buyer qualification procedures;  The escrow process;  Costs associated with real estate transactions;  Consumer choices relating to brokerage office specializations, types of agents and assorted broker compensation choices;  The foreclosure process;  Selling and buying techniques for auctions, short sales and foreclosures;   Federal and state real estate related laws that effect consumers including Fair Housing and RESPA.

Applicable California Real Estate Commissioners Regulations

3007.05.  Forms of Identification Accepted.

A participant shall present one of the following forms of identification immediately before admittance to a live presentation of an offering or, immediately before the administration of the final examination for a correspondence offering.

(a)     A Current California driver’s license.

(b)     A current identification card described in Section 13000 of the California Vehicle Code.

(c)     Any identification of the participant issued by a governmental agency or a recognized real estate related trade organization within the immediately preceding five years, which bears a photograph, signature and identification number of the participant.

3007.2  Final Examination Rules.

(a)     Sponsors shall establish and participants shall observe the following final examination rules for approved offerings:

(1)     The final examination shall provide for the testing, examination or evaluation of participants.  The sponsor shall take steps to protect the integrity of the examination and to prevent cheating in an examination.

(2)     The examination shall not be taken by participants until completion of the instructional portion of the offering to which the examination applies.

(3)     Participants taking a correspondence offering shall be limited to completion of final examinations for that offering for a maximum of 15 credit-hours during any one 24-hour period.

(b)     A violation of a final examination rule by the sponsor or the sponsor’s representative administering the examination shall constitute grounds for denial or withdrawal of approval of the offering.

(c)     To pass the examination, a participant must achieve a percentage score of 70% or more.

(d)     Time involved in the final examination process may be included in establishing “clock-hours” for the offering.

What are the Enrollment Procedures?

Complete the enrollment agreement found on the ABC Web site, order at the school, or order over the phone or fax.  Books and study materials will be given to the student at the time of registration for hard-copy orders made in person.  For hard-copy orders transacted over the phone, Web, or mail; course materials will be mailed on the next Monday through Thursday following the order.  Web access will be provided immediately with all orders

What are the Time Requirements?

Students may not complete the course by passing the final exam until he/she has had the course material for the required time.  Time starts when the student receives the materials.  Immediate Web access is provided with all orders. 

15-hour; 5-course Package:  Considering 8-hours maximum study time per day, this package takes a minimum of  3-days, (2 calendar days for study and a 3rd day for completion of a final exam) and a maximum of 1 year to complete.  Students must score a minimum of 70% correct, on each of the five 25 question final exams, under a time limit of 30-minutes for each exam. 

30-hour consumer protection course:  Considering 8-hours maximum study time per day, this course takes a minimum of 6-days, (4 calendar days for study and 2 additional days for completion of the final exam) – with a maximum of 1 year to complete the course including completion of the final exam.  Days 1 through 4 will allow the student 8-hours per day of study time.  On the 5th day, the student may complete the 1st half of the 2 part final examination required for completion of the course.  On day 6, the student may complete the 2nd half of the 2 part final exam.  Students must score a minimum of 70% (46 questions) correct collectively on the 2 part final exam;  section 1, consisting of 32 questions within a maximum time of 44 minutes, and section 2 consisting of 33 questions within a maximum time of 46 minutes. 

45-hour:  6-course Package:  Considering 8-hours maximum study time per day, this course takes a minimum of 9-days to complete, including completion of the final exams, and a maximum of 1 year to complete.  It includes both the 15-hour package explained above and the 30-hour consumer protection course.  Days 1 and 2 can be spent studying the 15-hour package.  Days 3, 4, 5 and 6 will allow the student 8-hours per day of study time over the 30-hour course.  On the 7h day, the student may complete the final exam over the 15-hour, 5-course package by scoring 70% on each on the five 25-questions final exams, each of which must be completed within 30-minutes.  On the 8th day, the student may complete the 1st half of the 2 part final examination over the 30-hour course. On day 9, the student may complete the 2nd half of the 2 part final exam.  Students must score a minimum of 70% (46 questions) correct collectively on the 2 part final exam;  section 1, consisting of 32 questions within a maximum time of 44 minutes, and section 2 consisting of 33 questions within a maximum time of 46 minutes. 

 

How do I take the Final Examination?

The final examination may be taken on any computer connected to the Internet (including the student’s home computer), at the ABC Real Estate School location during office hours, or in the presence of a proctor at a Title/Escrow Company, library or trade organization setting. If the proctor option is chosen, the proctor must be a disinterested third party, not related by blood, marriage, domestic partnership, or any other relationship to the licensee which would influence the proctor from properly administering the examination.

The final exam is an open book exam, and has a time requirement.  The final examination will be available after a student has possessed a course for the times stated above in ‘What are the Time Requirements?’  To access the final examination electronically, the student will enter the user name and password provided to the student for the purposes of completing the final exam online.  Final exam link information can be found on the home page of ABC Real Estate School Web site at http://www.abcrealestateschool.com and also on the page linking to the courses.  The final exam user name is the student’s first and last name used on the enrollment agreement or order form.   Use small letters, first and last name only, and no spaces, commas or periods.   For example John Smith’s user name will be johnsmith.  The student’s password is the zip code provided on the order form.  It is the residence zip code, not the credit card zip code, if they are different. 

 

Each individual course requires the student to score a minimum of 70% on a final exam for completion.  A student may attempt each final exam 3 times, waiting 1 hour in-between attempts, before contacting the school for additional attempts.  Any additional attempt will require the student to wait/study for 24-hours before the attempt. 

 

Quizzes and quiz answers can be found throughout the textbook materials to help prepare the student for the final examination.  The final exam may not be downloaded or printed.  It is based on course material.  Please contact ABC Real Estate School at 1-800-977-8835 with any questions or to schedule your examination, if you will be taking the final exam at the school or proctored location.  (See ‘Applicable California Real Estate Commissioners Regulations’ above).

How do I obtain my Certificate of Completion?

Students will receive a Certificate of Completion after having the material for the prescribed time and successfully passing the final examination(s). Students need to earn an overall score of 70% on each final examination, to receive a certificate of completion. The certificate will be available for the student to print, after successful completion of the final examination, if the final is taken on the Web.  If the final exam is taken with a proctor, the school will fax the certificate to the student within 24 hours of receiving the final exam by fax from the proctor.  Following procedures stated in the ‘Certification of Test Proctor’, the proctor will mail all materials back to the school after faxing the materials to the school. 

 

No credit will be given by ABC Real Estate School for attending another school.  Fees are not transferable.  All testing, materials and shipping are included in the price.  If a student has not successfully passed the final examination at 1-year from purchase, the student must re-purchase, and complete a new class, to obtain credit.  Records of course completion certificates will be maintained for a minimum of five years.

When are the office/school hours?

The office is open 10:00 a.m. - 2:00 p.m. Monday through Thursday, and by appointment.  We often answer the phone and email, even when the office is closed.  We observe all legal holidays.

What is our Refund/Cancellation Policy?

Students must submit refund requests in writing, during the first 24-hours after receiving any course.   For hard-copy materials, refunds will not be processed until ABC Real Estate School receives the undamaged course material back.  No refund will be given if the material is written on, wrinkled, or damaged in any way.  If, for any reason, ABC Real Estate School cancels the course, a full refund will be made.
